Having been The Cube’s first commercial tenant back in 2010, The Highways Agency has now signed with EDG Property to secure even more space at this landmark address.

Neil Edginton of EDG Property secured the Department of Transport’s Executive Agency for The Cube over 4 years ago with a letting of 60,000 sqft across three floors.  And now, the executive agency sponsored by the Department of Transport are all set to occupy a further 8,000 sqft on Level 8 with EDG managing the fit-out ready for their occupation in March 2015.

This is a great testament for Birmingham’s iconic building, having already enjoyed the state-of-the-art facilities and convenience of the B1 address, with the Highways Agency soon to occupy 4 floors of the 25 storey tower.

EDG Property is working alongside London headquartered Tristan Capital Partners to asset manage and develop Fort Dunlop, following the building acquisition from Urban Splash in August 2014. This latest deal marks £390m of assets under management and/or development for EDG Property.

Originally built in 1920 and standing empty for 22 years prior to redevelopment in the 2000’s, Fort Dunlop is already an award winning Birmingham landmark, primarily Grade A office-led. There are now exciting plans to further enhance the asset and create a sustainable mixed-use destination.

EDG Property and Tristan Capital Partners are working to improve the surrounding realm, enhance common parts and inject new life into the leisure aspect of the scheme. Already a successful office development, work will now begin in order to provide complimentary offers to support the office occupiers. Watch this space for exciting plans at Fort Dunlop.

The clock tower building in Harborne has been sold in an undisclosed deal after being redeveloped in the depths of the recession.

City firm EDG Property has sold the first phase of The School Yard development to asset management company Avignon Capital.

The scheme at the Grade II-listed Victorian former school, famous for its clock tower, is now fully let but EDG Property director Neil Edginton said it had been a major turnaround from when he first unveiled the scheme in a depressed property market in 2012.

He said: “It has been a really interesting project, and it has worked out as a successful development, but if you cast your mind back everyone told me I had lost my marbles when it started. We were in the deepest recession in memory and on top of that it was already a difficult building to redevelop. But it’s fully let now and there is a new public square and we are investing another £3 million in residential in the second phase.”

Work is taking place on the £2.7million second phase, made up of 12 residential apartments, after plans were drawn up by architect Bryant Priest Newman Architects.

The first phase has been let to Prezzo, Boston Tea Party, Harborne Food School and Urban Coffee Company. However, it has been tough at times with a previous incarnation of a food school and Metro Bar among those which came close to taking space.

The building was constructed in 1891 and was most recently used as an adult learning and community centre before it was sold by Birmingham City Council.

Neil added “Everyone I speak to in Harborne is delighted with The School Yard. The new residential building is a brave piece of architecture, so it might be something that some people are going to love and some aren’t. In terms of the first phase it has gone down very well.”

Eversheds represented EDG Property while Avignon was advised by Gateley and agent MK2 Real Estate.

Gateley senior associate James Madill said: “The seller plans to develop a residential scheme next to the commercial units which meant that there were certain complex issues that needed to be addressed.  We needed to ensure that there was adequate flexibility in the commercial scheme to protect investment value and maintain scope for future site enhancement.

“With historical and architectural significance to the city, the purchase ensures that the reconfigured property will benefit the local area for years to come.”

It’s been an exciting week at The School Yard with work commencing on EDG Property’s residential building with Spectus Construction having been awarded the £2.1m build contract for phase 2 of the Harborne scheme.

The Worcestershire based Spectus Construction is all set to deliver the final part of this successful mixed-use development with a contemporary zinc building home to thirteen boutique apartments, duplexes and townhouse. It will be the first of its kind locally and shall sit alongside the oasis of the new £1/4m private square and period charm of the clock tower buildings.

Andy Griffiths of Spectus Construction said, “We are delighted to have been awarded the building contract at The School Yard.  We specialise in building boutique schemes and we look forward to bringing our skill-set to Harborne.  We have already met the immediate neighbours and have presented to the Harborne Business Association.  Next step is to set up the site compound and start the ground works, both of which have started this week.”

Build completion is scheduled for Autumn next year and around two-thirds of the homes at The School Yard are already sold off-plan.
