A city centre project to transform a former vacant office building into luxury flats has been launched – with every apartment already let.

The scheme by award-winning EDG Property and LaSalle Investment Management has seen the creation of 19 high specification one and two-bedroomed apartments just seconds away from Birmingham’s Grand Central and the historic Town Hall.

New Street Chambers on New Street is EDG Property’s first Private Rented Sector (PRS) scheme and director Neil Edginton said the development was an exciting addition to the company’s growing portfolio.

He said: “New Street Chambers offers a unique residential opportunity in the heart of Birmingham and our faith in the project has been borne out by the incredible response we have received that saw each of the apartments let before the project was completed.”

EDG Property worked with Warwick-based architects Corstorphine + Wright on the 20,000 sq ft project that saw the transformation of a vacant suite of first and second floor offices into some of the city’s most desirable city centre apartments.

Retaining the building’s Victorian character, each apartment was fitted with Porcelanosa kitchens and bathrooms, open plan living space and inset bay windows with views along New Street.

New Street Chambers is one of a number of projects that has seen EDG Property breathe new life into historic Birmingham buildings, having recently won a coveted RIBA award for its transformation of a former Victorian school in Harborne into a successful mixed use development.

EDG Property was also awarded RIBA’s Client of the Year award and Neil said the projects EDG Property is working on reflected a passion for creating exciting and innovative developments where others may not necessarily see the opportunity.

He said: “Birmingham is blessed with a so many fantastic heritage buildings, many of which are either no longer fit for purpose or are in desperate need of some imagination to reinject some lasting value and bring them back into long term use.

“New Street Chambers is a great example of a really high quality building where we have been able to create something really memorable and the early interest and subsequent lettings validate our confidence in the scheme and hopefully reflect our growing reputation as a developer that is trying to bring something original to the market.

“This is our first project which we have developed specifically to rent as it is such a key site in the heart of the city and we are actively looking for further opportunities as we believe there is a strong market in Birmingham for this kind of development.”

EDG Property is pleased to announce the launch of their latest design-led scheme, High Priors. Working in partnership with award winning architect, the development will comprise 23 architecturally designed new homes on the Priors Hall Park development in the heart of Northamptonshire.

The bespoke collection of two, four and five bedroom homes combine the very best of town and country living in this unique setting. High Priors is situated on the south-western edge of the Priors Hall Park development and each home has been designed to capture the stunning views being created across the Northamptonshire countryside, as well as allow the homes to stand tall and proud over looking the park and lakes.

Each property at High Priors has been specifically designed to maximise light and space with a contemporary style. The homes benefit from expansive glazing, large roof terraces, family rooms as well as individually designed kitchens and bathrooms by Porcelanosa. Zoe Noyes, head of residential development sales for Savills in Stamford, comments: “The homes at High Priors will be a truly stunning collection of properties. What really makes them stand out, along with the architecture, is the exceptional standard of specification offered by EDG Property. There is nothing that hasn’t been thought about or incorporated into the design of the homes.”

Neil Edginton, Managing Director from EDG Property, adds: “We are thrilled to be bringing this development to the market. It will offer something very different to what’s already on offer at Priors Hall Park and will, in our view, be the first development to truly embrace ‘park life’ with contemporary design”

We are now taking reservations for off plan sales. For all enquiries please contact Savills Stamford office on 01780 484 696 or Simpson & Partners in Kettering 01536 214 214.

We are seeing an increase in demand for rental properties in the UK City Centres and Birmingham is certainly no exception, it is ironic that in this post Brexit time we are becoming more European in our life style and experiencing a real shift in attitude towards residential renting.

As a nation, we now realise that renting does not actually mean a compromise in our standard of living, a great example of this is the new development right in the heart of the city centre by award winning developer EDG Property, in partnership with LaSalle Investment Management.  New Street Chambers, is a sympathetic conversion of the former Royal Birmingham Society of Artists building.  Situated adjacent to Victoria Square, this character building has been transformed into 19 luxury, designer, one and two bedroom apartments.

Neil Edginton, Managing Director at EDG Property, commented, “We are really pleased with the luxury finish achieved at New Street Chambers and with the increase of applicants in the rental market we are already seeing huge demand for these designer apartments.”

Edd Fitch, National Director at LaSalle Investment Management, said, “By converting the upper floors to residential we have been able to add significant value to New Street Chambers. The work has been carried out to a high standard which has been successfully received by potential tenants.”

Ideally located to attract the professionals who are relocating due to the influx of corporate multi nationals moving to the UK’s second city such as HSBC and Deutsche Bank.  Relocations spurred on by the city’s vastly improved infrastructure and the demand from those seeking to escape the London housing market and who want to be minutes from all the amenities Birmingham City Centre has to offer including: brand new Grand Central, designer city centre retailers, the host of fine dining options including Michelin star restaurants, Purnell’s and Adams as well as the endless nightlife on offer in the city.

Centrick Property is very pleased to have been instructed to let these highly desirable apartments and anticipate a huge demand with people wanting to reserve quickly to be sure not miss out.  The main launch, open day will be held on Saturday 3 September and is expected to be booked up very quickly.

Andy Butts, Group Sales and Lettings Director at Centrick Property commented, “We’re finding that city living is becoming extremely popular in the Birmingham rental market as more and more blue chip companies relocate. Convenience and a high standard of living is key for professional tenants and New Street Chambers offers just. It’s great to be working with EDG Property again with another fantastic development following our work for EDG at The Cube and The School Yard.”

“Offering an executive standard of living each apartment has been refurbished to a high standard and offers stylish Porcelanosa kitchens, integrated appliances, open plan living/dining areas and inset bay windows. Residents benefit from the city living feel of the development.”

The second phase of The School Yard which has already won a string of top awards has now received international recognition for its innovative metal cladding.

The residential development in one of Birmingham’s most desirable suburbs includes 13 units including one, two and three bedroomed apartments in a block that is clad in anthracite zinc.

The scheme is the only project of scale in the city to utilise the material which took eight weeks to administer as it has to be worked by hand to create the desired crafted finish.

The detailed finish to the main building – which was designed by Birmingham architects Bryant Priest Newman – was key to it recently winning a coveted RIBA award with EDG Property also scooping the region’s Client of the Year award.

The zinc was supplied by VMZINC and the project was entered by them into the international bi-annual Archizinc Awards which saw 158 projects submitted for consideration from 18 countries.

From these, 37 projects were shortlisted with The School Yard the only project from the UK. EDG Director Neil Edginton said he was delighted to see the project being considered alongside some major international projects.

He said: “The School Yard has already been recognised by RIBA and RICS as an exemplar of its kind in the region so it is fantastic that it is now being considered much further afield and against celebrated projects that eventually went on to win such as the new Museum of Fine Arts in Oviedo and a Rogers + Partners residential scheme in Taiwan.

“We are a design led developer who wants to create beautiful spaces and places and working with architects like BPN is a pleasure as they share the same ethos.   The School Yard is very much a testament to our shared beliefs.”

A project to transform a prime city centre office into 19 luxury apartments is on course to launch at the end of the year.

New Street Chambers is an EDG Property development project for LaSalle Investment Management and will see the creation of a range of one and two bedroomed apartments just seconds away from the new Grand Central development in the heart of Birmingham.

As well as being some of the best located apartments in the city with views along Birmingham’s main shopping street, they will be of the highest specification with features including Porcelanosa kitchens and bathrooms across the whole scheme.

The apartments will be released to rent over the coming month or so with occupation likely in September. EDG Director Neil Edginton is confident that there will be strong demand for the apartments.

He said: “There remains a significant demand for quality city centre apartments in Birmingham and we are confident that this scheme will attract high interest levels due to the quality but also the rare opportunity to live so close to New Street Station, the Central Business District, the Council House and Town Hall.

“This is an exciting opportunity for EDG to work with a great team and add some real long term value to a fantastic building on New Street that will undoubtedly set a new benchmark for city living in Birmingham.”

Edd Fitch, National Director, LaSalle Investment Management said: “This redevelopment demonstrates our ability to add value to assets in core locations around the country. EDG Property creates award winning residential apartments and we are very pleased with the progress to date.”

Architects on the project are Warwick-based Corstorphine + Wright who were recently recognised by Architects’ Journal as one of the UK’s fastest growing practices at their AJ100 awards while the main contractor is AOC Contracts.
